AASIYANA Terms & Conditions

1. Agreement to Terms

By accessing, browsing, or registering on AASIYANA Property ("Platform"), whether as a Buyer, Seller, Builder, Dealer, or casual visitor, you agree to be bound by these Terms and Conditions ("Terms") and our Privacy Policy. If you do not agree to these Terms, please do not use the Platform.

2. Platform Verification & Legal Nature Disclaimer

Important Verification Notice

AASIYANA verification is an internal document check conducted by our review desk against submitted papers (Registry, Farad, Jamabandi, NOC). This does not constitute an absolute government title guarantee, judicial title certificate, or immunity against unforeseen title disputes.

Every buyer and tenant is strongly advised to conduct independent due diligence, encumbrance searches at the respective Sub-Registrar / Tehsil office, and physical inspection prior to financial commitments or token deposits.

3. Seller & Listing Submission Responsibilities

Any user submitting a property, plot, commercial unit, or plotted colony warrants and agrees that:

  • You are the lawful title-holder, legal heir, or explicitly authorized Power of Attorney (POA) / dealer representing the property.
  • All submitted details, dimensions (Gaj, Sq.Ft, Acres), prices, photos, and legal documents are authentic and accurate.
  • Plotted colonies, townships, or commercial venture developers must disclose RERA registration numbers or government approval status where legally mandated under Haryana Town & Country Planning rules.
  • Submission of forged, altered, or misleading revenue records will result in permanent listing rejection, account termination, and potential reporting to local authorities.

4. Listing Plans & Payments

AASIYANA offers various listing packages (Silver, Gold, Platinum/Diamond) featuring distinct validity periods, priority search rankings, and verified badge entitlements.

  • Fees are payable in Indian Rupees (INR) via our integrated gateways (Razorpay / ICICI Bank).
  • Paid package placement activates upon successful transaction settlement and admin document approval.
  • In the event of admin rejection due to fraudulent papers, listing fees may be forfeited in accordance with our Refund Policy.

5. Intellectual Property & Acceptable Use

The AASIYANA name, logos, website layout, algorithms, agreement drafting tools, and visual elements are proprietary to AKC Property Advisors. You agree not to:

  • Scrape, index, or harvest listings, contact numbers, or photos using automated bots or scrapers.
  • Attempt to circumvent security controls, rate limiters, or private document storage endpoints.
  • Use the platform to harass, spam, or solicit sellers for unrelated commercial purposes.

6. Limitation of Liability & Indemnity

AASIYANA acts solely as a discovery and mediation facilitator. We are not a party to any contract of sale or lease executed between buyers and sellers, nor do we act as an escrow agent unless expressly agreed in writing. In no event shall AASIYANA or its operators be liable for indirect, punitive, or consequential damages arising from real estate transactions.

7. Governing Law & Dispute Resolution

These Terms are governed by the laws of India. Any legal dispute, claim, or proceeding arising under or related to this platform shall be subject to the exclusive jurisdiction of the competent courts in Sirsa, Haryana, India.
